Eight families are living in brand-new townhomes on the site where Fannie Mae's nine-story office building once loomed over American Dream Way.
Developer Wheelock Communities announced Thursday that the first townhouse building at Sunset Station, 11600 American Dream Way, is complete and occupied. A community playground is also finished, and walking trails around a pond, sidewalk connections and interior street paving are nearing completion on the roughly 29-acre site.
"Watching the first families move into Sunset Station is exactly the moment we have been working toward for the last few years," Mike Eves, senior vice president of Wheelock Street Real Estate Services, said in a press release.
The homes are priced above $1 million. They come in two floor plans offering three to five bedrooms, 2.5 to 4.5 bathrooms, and two-car garages. The traditional townhouses stand three stories tall, with an option for a fourth-story loft and rooftop terrace. Dream Finders Homes partnered with Wheelock on construction.
Sunset Station will ultimately include 82 homes: 74 traditional townhouses and eight two-over-two units, which stack one flat above another. Four more townhouse buildings are under construction and expected to deliver in fall 2026. A Wheelock spokesperson told FFXnow the development is on track for substantial completion in December 2026, though work on individual buildings will continue through 2028.
Construction began in fall 2024 after the Fairfax County Board of Supervisors voted 9-1 on Aug. 2, 2022, to approve the redevelopment. That vote drew objections from residents and county staff who raised concerns about a security gate on American Dream Way that could limit public access to the site. County records do not indicate whether the gate has been removed.
Fannie Mae occupied the 400,000-square-foot office building from 2003 until relocating to Reston Town Center in 2021. Wheelock finished demolishing the office tower in February 2026 and an accompanying parking garage in May 2026. The developer said it spent more than $10 million since 2020 maintaining the vacant building, which had "no prospect for re-tenanting," according to its rezoning application.
Dan Green, principal of Wheelock Street Capital, the investment firm behind Wheelock Communities, described the project as an example of converting underused office space into housing.
Wheelock submitted plans to Fairfax County in February 2026 for a Phase 2 development of up to 150 stacked townhomes on the nearly 5-acre footprint where the office building stood. Those plans include a grid of streets, open spaces and pathways connecting to the first phase of Sunset Station, the W&OD Trail, and Reston Town Center.
