A 70-home community for residents 55 and older would replace a single-family house on Baron Cameron Avenue if approved, after Fairfax County accepted the developer's application for review on Saturday.
SMT Land Holdings, LLC, the development entity for Reston-based home builder Gulick Group, filed a Special Exception application to build the age-restricted condominium community at 11000 Baron Cameron Ave. The county assigned it record number SE-2026-HM-00013, according to county zoning records posted Sunday.
The acceptance is procedural. It does not constitute approval. No Planning Commission, Board of Supervisors or Board of Zoning Appeals hearing dates have been scheduled, meaning residents will have future opportunities to weigh in before any decision is made.
What the project would include
According to the filing accepted by the county, the proposal calls for 70 single-family attached homes restricted to residents 55 and older on the 8.3-acre site, operating as a condominium with 15% affordable dwelling units.
According to the developer's project description, planned amenities include a roughly 3,600-square-foot residents-only clubhouse, walking trails, wellness facilities, and transportation coordination. The developer also plans an 8- to 12-foot-wide trail along Baron Cameron Avenue connecting to Fairfax County's broader trail network. More than half the site would be preserved as open space, with approximately 255 parking spaces and garages for each home.
The applicant estimates the development would generate about 170 vehicle trips per day, which it says is below the county threshold requiring a full Traffic Impact Analysis.
The existing home on the property was built in 1966. After the owner died in 2022, the family supported the site's transformation into a senior community, according to reporting by FFXnow's Angela Woolsey in March.
Why it matters locally
Fairfax County's 65-and-older population is projected to grow from approximately 190,000 to 320,000 by 2045, a nearly 68% increase, according to a 225-page demographic report the county's Department of Management and Budget issued July 8. The county's overall population is expected to grow only 12% over the same period.
Philip Hagan, director of the Department of Management and Budget, said in a July 13 FFXnow report that the demographic data would help "shape policies, plan intelligently and support the evolving needs of Fairfax County's residents and businesses."
